A Leak Never Fixes Itself
Every roof leak follows the same path. First a damp patch that dries out between showers. Then a stain that stays. Then plaster bubbles and drops, insulation that stays wet for days, and timbers in the loft that never get the chance to dry at all. The repair stays cheap right up until the point it does not.
Essex roofs take a beating in ways people underestimate. Coastal winds push rain under tile edges, frost opens up hairline cracks in pointing and bedding, and one storm can lift slates that looked fine the week before. A leak that starts as a slipped slate in October becomes a ceiling job by Christmas if nobody looks at it.
So if you have spotted water where it should not be, that is the moment to ring. We are roof repair specialists in Chelmsford and we cover all of Essex and London within 50 miles, and leak calls are the work we treat as most urgent. Always Equipped. Always Ready.
Where the Water Actually Gets In
Most leaks we trace across Essex come from a short list of culprits. Slipped or cracked slates and tiles let rain straight through. Perished mortar on ridges and verges drops out and leaves a gap along the top of the roof. Cracked or badly dressed lead around chimneys, valleys and abutments seeps every time it rains hard.
Flat roofs fail at their weakest points too. Old felt splits where it turns up against a wall, and standing water finds every low spot; if the leak traces back to the flat covering itself, our flat roofing in Chelmsford page explains the GRP fibreglass and high-performance felt systems we repair and recover them in. On the roofline, a failed gutter joint or a blocked outlet sends water down the inside of the fascia and into the wall, which shows up indoors as a leak even though the roof covering above is perfectly sound.
The point is that the source is rarely where the water shows up. That is why guessing, or patching the obvious spot, so often ends with the stain coming back.
How We Trace the True Source
We start with what you have seen, then work backwards. The size and position of the stain indoors narrows the search, and the loft usually finishes it. Daylight where it should not be, water tracks down the rafters, or damp insulation in one defined area all point to a part of the roof rather than a single tile.
Then we get on the roof and look properly. Loose slates, lifted lead, split felt, blocked gutter outlets and dropped mortar are all visible to an experienced eye, and if the culprit is not obvious we follow the construction logic: water runs downhill and sideways along battens and felt until it finds a way through.
The free home visit is part of this. We come out, trace it, and price the repair in front of you before any work is agreed.
Fixing It, Not Patching It
A proper leak repair depends on what is letting the water in. Slipped slates go back with the right fixings. Cracked ridge bedding is raked out and re-bedded. Damaged lead is cut out and replaced, or re-dressed where the lead itself is still good. Flat roof splits are repaired or the roof is recovered, depending on the age and state of the covering.
If the leak has soaked timbers below, we carry the carpentry side to match, so rotten battens, felt support or roof timbers get dealt with in the same visit rather than becoming a second job for a second trade.
Where a storm has opened the roof up and a full repair needs ordering, we sheet and make the roof watertight as part of the job, then come back and finish it properly. Read more about that side of our work on the emergency roofer in Essex page.
While You Wait for Us
Put a bucket under the drip and poke a small hole in a bulging ceiling with a screwdriver over it. It sounds wrong, but a controlled drain through one point beats a whole ceiling coming down. Move furniture and electronics clear, and put something old over the floor.
If it is safe to get into the loft, note where the water is landing and check whether it drips constantly or only in rain. That detail helps us massively. Do not go up onto the roof itself. Wet slates, wet felt and wet ladders are exactly how a leak turns into an injury.
Then ring 07540 235332 or send us a WhatsApp with a photo of the stain. A picture genuinely helps, and it costs nothing to send.
